What is efflorescence?
Efflorescence is a white, chalky mineral deposit that appears on concrete surfaces when moisture moves through the slab and carries dissolved salts to the surface, where they crystallize.
When water moves through concrete, it can carry soluble salts from the slab itself or from surrounding soil and moisture sources. As this water evaporates at the surface, it leaves behind a white, powdery or crystalline deposit called efflorescence. This mineral buildup commonly appears on patios, driveways, basement foundations, and concrete walls in the Charlotte Metro area, especially in wet seasons or after heavy rain.
Efflorescence is not a structural defect or sign that the concrete is failing. Instead, it indicates that moisture is reaching the surface of the slab. The appearance can be unsightly, but the concrete underneath remains sound. It typically forms on newer concrete or recently sealed surfaces, and the rate of salt deposit formation slows over time as the slab dries out and salts are depleted.
Common sources of salts include the concrete mix itself, soil minerals, de-icing salts, or groundwater. The deposit will often diminish naturally as the concrete ages and exterior salt sources are exhausted. Many property owners choose to remove efflorescence for appearance, though professionals handling concrete repair and resurfacing can address it as part of maintenance or restoration work. Light efflorescence usually brushes away, but heavier deposits may require gentle cleaning methods to avoid damaging the concrete surface.
